Furnished vs unfurnished office: which is better?
Furniture is the visible part of the decision. The real question is how much of setting up an office you want to do yourself.
What each option really means
An unfurnished space is an empty area with power points. Everything that turns it into an office — desks, chairs, partitions, lighting, air conditioning, cabling, internet — is yours to specify, buy, install and maintain.
A furnished or ready office arrives usable. The trade-off is that you are accepting someone else's choices about layout and finish.
The cost that hides in the timeline
Fitting out an unfurnished space takes weeks, sometimes months, and runs in parallel with rent you are already paying. The honest cost of unfurnished is the capital spend plus the rent-paid-while-empty plus the attention of whoever is managing the work.
For a small team, that attention is usually a founder's, and it is the most expensive input in the room.
When unfurnished is the right answer
Choose unfurnished when you need a specific layout that standard offices cannot give you, when you have equipment or a workflow with real spatial requirements, or when you are staying long enough — several years — for the capital spend to amortise sensibly.
Choose furnished when speed matters, when your headcount is still moving, or when you would rather spend the capital on the business than on chairs.
