Best areas to rent an office in Dhaka
Gulshan, Banani, Mohakhali, Motijheel and Uttara each solve a different problem. How to pick the one that fits your team and your clients.
Start with who has to travel
The right area is mostly a function of two commutes: your team's, every day, and your clients', occasionally. Optimising only for the second is how companies end up with an address that looks impressive and quietly costs them staff.
Map where your people actually live before you shortlist buildings. In Dhaka traffic, twenty minutes of difference on paper can be an hour in practice.
How the main commercial areas differ
Gulshan is the city's premium business and diplomatic address, and it prices accordingly. Banani sits alongside it with a denser mix of offices, agencies and restaurants. Mohakhali is a working commercial corridor with corporate offices and good north-south access — close enough to Gulshan and Banani to be convenient for client meetings without carrying the full Gulshan premium.
Motijheel remains the traditional financial district and suits businesses whose counterparties are banks and government offices. Uttara works well for teams living in the north of the city and for proximity to the airport.
Things to check on the ground
Visit at the hour your team would actually arrive, not at midday. Check the approach road, parking, and how long the lift takes in the morning. Look at what is within a five-minute walk — lunch, a pharmacy, somewhere to take a visitor for coffee — because those small things decide how a workday feels.
Ask other tenants in the building about power interruptions and building management. They will tell you things a viewing will not.
