Office rent in Gulshan vs Banani vs Mohakhali
Three neighbouring commercial areas, three different trade-offs between prestige, price and practicality.
Gulshan: the premium address
Gulshan carries the strongest address recognition in the city, with embassies, multinationals and the highest concentration of premium buildings. That recognition is priced into the rent, and into parking, lunch and everything else nearby.
It suits businesses whose clients expect that address and whose margins can carry it — and it is often an expensive way to buy a signal a growing team does not yet need.
Banani: dense, mixed, convenient
Banani offers a dense mix of offices, agencies, restaurants and services in a compact area. It is well connected to Gulshan and popular with creative and professional-services firms.
The trade-off is congestion: the things that make Banani convenient also make its roads and parking difficult at peak hours.
Mohakhali: the practical middle
Mohakhali is a working commercial corridor with corporate offices, hospitals and good north-south access. It sits within easy reach of Gulshan and Banani while generally costing less than a comparable Gulshan address.
For teams that need a credible business location, straightforward client access and a sensible cost base, it is frequently the most rational of the three.
How to decide between them
Write down what the address has to do for you. If it must signal premium positioning to international clients, Gulshan earns its premium. If it must be reachable, professional and affordable, look at Mohakhali first and treat any saving as budget for a better-equipped space.
Rents move, so rather than trusting a published figure, get current quotes for two or three comparable buildings in each area and compare them on total monthly cost.
