Gulshan, Banani or Mohakhali: where should your business have an office?

Gulshan, Banani and Mohakhali sit next to one another in the north of the city and share much of the same business ecosystem. Choosing between them is a question of degree — cost, congestion and signal — rather than a choice between different cities.
That matters, because the most common mistake is treating the decision as a status question instead of a logistics one.
What each area signals
A Gulshan address signals establishment and sits among embassies and multinational offices. Banani reads as commercial, creative and busy. Mohakhali reads as corporate and practical, with a long-standing concentration of company offices along the main corridor.

Cost and congestion
Gulshan generally commands the highest rents of the three, with Banani close behind and Mohakhali usually more moderate for comparable space. Congestion is worst where the density of restaurants and retail is highest, which affects Banani and parts of Gulshan at peak hours.
Because rents move, compare current quotes for specific buildings rather than relying on area reputations.
How to decide
Weigh three things: where your team lives, where your clients come from, and how much the address premium is worth to your positioning. If two of the three point the same way, follow them.
